A good search starts with the life the home needs to support. The right questions help you see beyond a beautiful room—and make a more considered choice.

Begin with your everyday life.

Think about the journey to work, space for family, maintenance and the places you want nearby. Separate the essentials from preferences. A clear brief makes every viewing more useful.

Give each home the same careful look.

Compare layout, condition, location and ongoing responsibilities—not just the asking price. With your lender or mortgage adviser, consider the purchase alongside closing costs, moving expenses and work you may want to do.

Make the offer fit the property.

The price is one part of an offer. Conditions, dates and the documents still to be reviewed matter too. Depending on the home, that may mean inspections, title, strata records, tenancy information, financing and insurance. Identify what needs an answer and who can provide it before you make a commitment.

Know who represents your interests.

A buyer agency agreement sets out the working relationship. Read the services, scope, duration and fee arrangements together, including how payment is handled if the seller is not offering a cooperating commission.
