How this works & what is not included
Average monthly cash flow = monthly rent × (1 − annual vacancy rate) − other monthly costs − monthly mortgage payments. Annual results are monthly averages × 12. Itemized and total expenses are never counted twice.
Only entered figures are included. Purchase and sale costs, income tax, property value changes and unentered expenses are excluded. Maintenance reserves are not actual expenditure. Mortgage principal is a cash outflow, not necessarily deductible. This is a budgeting tool, not a rent valuation, tax opinion or investment forecast.
