One property. Two different kinds of management.

If you own a rented strata unit, you may encounter both a rental property manager and a strata manager. They are not doing the same job.

Your rental home

Rental property management concerns the owner’s rental property and tenancy: the services and authority agreed with that owner. It does not automatically include managing the strata corporation.

The shared property and corporation

A strata management company works for the strata corporation under its management agreement. Its work can include administration, financial records and coordinating common-property maintenance. The strata council retains its governance responsibilities.

Before buying a strata unit

Create two separate lists: the costs and work associated with your unit, and the strata’s shared obligations. A monthly strata fee is not a substitute for your own rental-management budget.

  • Read the bylaws, financial information and relevant meeting records.
  • Ask about maintenance planning and identified projects.
  • Confirm who handles issues inside the unit and who handles shared-property matters.
